Regina Real Estate – An Introduction

The purchase of a home, for the vast majority of individuals, is the single biggest financial decision made in their lives. Then, it becomes evident that the selection of a real estate agent is a serious consideration which should not be taken lightly. But what factors should be considered in the selection of a real estate agent? Not all real estate agents are the same. Some real estate agents have a reputation for being difficult to work with. For example, an agent that is pushy, argumentative, unprofessional, is late for appointments or misses deadlines can frustrate the buying process. A real estate agent should have a reputation for getting along well with all parties to a transaction, buyers and sellers included. An agent that takes a lawyer-like approach to zealous advocacy for one side in a real estate transaction cause the other side to walk away from the deal. Communication and “people” skills are important, as well as diplomacy and tact in the event a difficult situation should arise. And clearly, honesty is tantamount. Are you hunting about Regina real estate? Look at the earlier outlined site.

Communication skills involve more than just communicating information – in fact, the primary test of effective communication skills is the ability to listen. An agent should listen to your needs, consider them, and then use that information to guide you to the neighborhood and home that is perfect for you. Ascertaining the reputation of a real estate agent requires some detective work. It is wise to ask for references, on both sides of the transaction. Ask about problems that occurred during the process, and how they were handled. Talking to both buyers and sellers about their experience in dealing with a particular agent can provide insight as to how you can expect your real estate experience to unfold. It is important as well to ensure you are dealing with a real estate agent who is a “local specialist”.

Many states technically allow licensed real estate agents to participate in real estate transactions anywhere within the state. However, a local specialist will be familiar with local selling practices. For instance, property transfer taxes vary by locale, as do the party responsible for paying them. In some locations, there may be different customs for the division of city and county property transfer taxes. You want to be sure that you are dealing with an agent familiar with local custom to avoid paying unnecessary fees. One idea is to canvass the neighborhoods in which you are considering buying. If you see lots of yard signs for a particular agent in those neighborhoods, it is a good bet that the agent is a local specialist.

A local specialist will also be able to provide you information on schools, recreation, churches and synagogues, shopping and entertainment options in the area. Word of mouth is usually the best and most reliable source of information regarding any particular real estate agent. This type of information is reliable in that it has not been “spun” by the agent and the source of the information has no particular motivation one way or the other, except to relate his or her experiences. Be sure to interview more than one agent. Before conducting an agent interview, make a list of items that are important to you.

These items might include proximity to freeways or commuter rail lines, style of home, an age of a home, proximity to schools, local tax rates, or any other number of items which may or may not be “deal breakers” in your mind. Additionally, you may be interested to find out whether or not the real estate agent has support staff which will assist in the handling of various aspects of transactions. Additionally, making a list of these priorities will assist your agent in finding the perfect home for your family. Ask the real estate agent you are considering for referrals to other real estate agents for you to interview. An agent that is secure in his or her quality of service and reputation will have no hesitation to provide you with the names of competing agents for you to consider. An agent that provides this information to you is likely an agent with whom you would want to do business. Other factors to consider are whether or not real estate is the agent’s full-time career, the number of years of experience the real estate agent has, and any real estate designations possessed by the agent.

All You Want To Know About Bookstores In Toronto

Recently I visited a super book store with my grandson. He is just starting on chapter books and enjoys browsing around the children’s section looking for his next book to read. He wanted to know if they had book stores like the one we were in when I was young. You know, the olden days. This question took me back to a wonderful book store in Philadelphia known as Leary’s. The several story narrow building with its slanted roof was in the heart of the shopping area of center city, right behind the famous Gumbel’s department store on South 9th off Market Street. Are you hunting about bookstores in toronto? Look at the earlier outlined site.

A cobble stone alley separated the huge building from the tiny book store, which was actually not so small – 20,000 square feet and contained half-a-million books. Outside there were shelves of books and other displays were people lingered to peruse books on all kinds of subjects before entering the store itself. Upon entering, I recall to this day, there was the sweet-musty smell of old books, something modern book stores lack. Pity.

But Leary’s had a memorable visual aspect to it as well. The walls of shelves loaded with books on every imaginable subject displayed a patchwork design that changed every time I entered the store. Since the store specialized in old books, many from estates, volumes of old books were frequently replaced with newer collections thus making the landscape ever-changing.

Here were high ladders on wheels that slide along the floor and allowed customers to move them to a specific section, climb up to the highest shelf and reach a particular book in which they were interested. These ladders would not meet current safety standards, but I never heard of anyone getting hurt at Leary’s. Browsing was encouraged. Store personnel never bothered the customers, but were available to help when asked. A rickety old elevator was at the back of the store. It seemed to be about a quarter the size of the ones in Gumbel’s, not much larger than a phone booth and resembled a cage. In reality it probably held 8 or 10 people.

The jerky car made its way, very slowly, to each of the book-laden floors. So the elevator was part of the charm of the place. The store’s signage was translated to book covers and bookmarks. The now-famous Leary’s trademark was a line version of the 1850 painting of “The Bookworm.” It was a main standing on a ladder in front of book shelves reading a book, with one in his other hand, another under his arm and one between his knees. The fellow was so engrossed in what he was reading that he was oblivious to the world around him.

This image said everything one needed to know about Leary’s Book Store. As downtown changed and shopping moved to the suburbs, traffic and ultimately sales feel off; so the hundred year old Leary’s suffered the fate of other retailers. In 1969, the country’s oldest book store closed its doors forever. But Philadelphia will never forget the trips to this wonderful old book emporium that always welcomed those who had a quest for knowledge. Remember a place like this where you grew up?
